Negotiate rent as a foreigner
Negotiating a lease is normal in Colombia, even for foreigners. Good preparation gives you more room.
Before negotiating
Research prices of similar properties in the area and be clear about your budget. Know how long you plan to stay.
What can be negotiated
- Monthly rent, especially on long contracts.
- Deposit and payment method.
- Annual increases.
- Including utilities, internet or parking.
- Improvements or repairs before moving in.
Useful arguments
12-month contracts, punctual payments, good history and organised documents strengthen your position. Showing seriousness helps overcome prejudice.
Avoid
Paying in advance without a contract, accepting verbal conditions and signing under pressure.
Closing
Formalise everything in writing, with inventory and photos. If something changes in the negotiation, adjust the contract.
