Lease handover inventory

When receiving or returning a rented property, the inventory is your best protection. It defines the condition of everything and avoids deposit disputes.

What to include

List each space and item: walls, floors, furniture, appliances, keys, remotes and the condition of bathrooms and kitchen. Note existing faults and marks.

Photos and video

Take photos and a walkthrough video on handover day, with visible date. Keep cloud copies and email them to the landlord.

Signing the record

Sign a handover record with the landlord or agency, with a copy for each party. Include water, electricity and gas meter readings.

On return

Repeat the process: clean, repair damage you caused, hand back all keys and sign the return record. Ask for the utilities clearance.

Deposit

Agree in writing on deadlines and return conditions. If deductions are made, ask for supporting documents.
