Essential 2026 guide
This is not a list of attractions. It is the map a foreigner needs before signing a lease, filing a visa or believing the three-day tour. This year’s figures, separate types, cities with judgment and the safety warning most people ignore.
1. Three clocks running at once
Anyone arriving in Colombia in 2026 often watches only the weather or the price of coffee. That is a mistake. Three calendars run in parallel:
- Migration — Prior-regime permanent resident visa transfer: Cancillería reference 31 October 2026. Digital nomad: income floor COP $5,252,715 per month (3 SMMLV). Investment: separate rows 100 / 350 / 650 SMMLV.
- Money — 2026 SMMLV = $1,750,905. Visa multiples recalculate when the minimum wage changes by decree.
- Operations — ID card, bank, long-stay medical plan, apostilles and translations. They do not fit into “filing week”.
If you mix nomad, investor and tourist in the same story, the file weakens. One door per history.
2. The investment table the tour does not show

100 is not a discount on 350: it is another category. A four-hundred-million apartment can be an excellent buy and still miss the property-route visa threshold. Order: type → diligence → funds → filing.
3. How to choose a city without fanaticism
Medellín — temperate valley, metro, nomad ecosystem, rent pressure in El Poblado. Bogotá — 2,600 m, jobs and government, cold and distance. Cali — valley heat, often more competitive cost, safety by zone. Cartagena — heritage and tourist premium; do not confuse resident with Centro tourist. Coffee Axis (Pereira, Armenia, Manizales) — human scale and temperate or cool climate. Coast (Barranquilla, Santa Marta) — humid heat and different rhythms.
Spend several days in two finalists, day and night, before signing. Measure base rent + HOA + data + transport in COP for the month.
4. The safety advice most often ignored
Hundreds of foreign men are victims each year of theft and worse scenarios linked to improvised dates and substances such as scopolamine (burundanga). Embassies and the press document it; forums repeat it late. Medellín and other cities have real people with whom to build ties — in daytime contexts, with a network, without handing over control of the drink or the card.

5. Errors that cost months
- 15-day travel insurance in a long-stay file.
- Visa runs as a “solution” when life is already permanence.
- Different names across passport, statements and forms.
- “Guaranteed approval” promises by chat in exchange for a deposit.
- Signing a lease or deed on tour FOMO without diligence.
