Colombia Investor Visa 2026: How Much Do Foreigners Need to Invest?

Colombia’s 2026 minimum wage increase raised every investment threshold tied to visas. Here are the updated amounts, the two main routes, and what you actually need to know before moving capital.

2026 thresholds (SMMLV ≈ COP $1,750,905)

  • Real estate: 350 SMMLV ≈ COP $612.8 million (~USD 160,000–166,000)
  • Company / Partner: 100 SMMLV ≈ COP $175.1 million (~USD 45,000–47,000)

Two routes under the Migrant (M) category

Under Resolution 5477 of 2022 there are two primary paths for the investor visa:

1. Real estate investment (350 SMMLV)

Purchase of property in the foreigner’s name with a minimum value of 350 current legal monthly minimum wages. The value that counts is the one on the public deed. Foreign investment registration with the Banco de la República is required. This route does not grant general work authorization.

2. Company / Partner or Owner investment (100 SMMLV)

Incorporation of a Colombian company (usually SAS) or acquisition of shares in an existing one, with paid-in capital of at least 100 SMMLV. This route does allow work in the own company. Foreign investment registration is also required.

If the minimum wage changes, the peso threshold also changes. That is why 2025 amounts are no longer valid for 2026 applications. Always verify the current SMMLV before closing a purchase or incorporating a company for visa purposes.
