Buying Property in Colombia as a Foreigner: 2026 Guide

Foreigners can buy real estate in Colombia under largely the same conditions as nationals. But the process has specific steps (foreign investment registration, taxes, notary) and costly mistakes if done wrong.

Can a foreigner buy freely?

Yes. There is no general nationality restriction on buying residential or commercial property in urban areas. Exceptions exist in border zones or national security areas, but for most buyers in Medellín, Bogotá, Cartagena or intermediate cities they do not apply.

Main steps of the process

  1. Search and offer
  2. Title study (Certificate of Tradition and Freedom + review of liens)
  3. Promise of sale (promesa de compraventa)
  4. Public deed at the notary
  5. Registration at the Office of Public Instruments
  6. Foreign Investment Registration with the Banco de la República (Form 4 / SICE extract)
  7. Payment of taxes (withholding, registration tax, etc.)

If the property value reaches or exceeds 350 SMMLV (approx. COP 612.8 million in 2026), you can use that purchase as the basis for the Real Estate Investor Visa. The value that counts is the one on the public deed. The property must be in the sole name of the applicant.
